Since 2005, the person or entity in control of a building is responsible for fire safety. This is often referred to as the Responsible Person and can be the owner or operator of the building, the buildings manager, the facilities management company, the lettings management company, the managing agent, the residents’ management company or the employer. They are legally responsible for maintaining fire safety systems within their buildings.
Fire dampers are critical components of a building’s passive fire protection, installed within ductwork to prevent the spread of fire and smoke between compartments. These devices activate when a specified temperature is reached, automatically closing to create a barrier that helps contain fire and protect escape routes.
